Only household pets are permitted (caged bird, aquarium fish, two cats, or two dogs, or one cat and one dog).  

 

Are there any occupancy restrictions? 

Units 1-8, Level 1 and units 1-11, Level 2 are to be private, single family residences. Units 9-10 on Level one are to be commercial/retail properties. No lodging houses permitted at the property. 

 

Are there any leasing restrictions? 

Property management is to be notified of any changes to residents of the unit. 

 

What are the parking rules for residents? 

Each unit receives one dedicated parking space. There are no additional parking spaces on-site available for purchase or lease. Residents are not permitted to park in commercial unit customer parking spaces.  

 

What are the parking rules for visitors? 

There is no designated visitor parking on-site.  

 

Are there restrictions regarding changes to the common elements? 

No alteration, work, repair, decoration, painting, maintenance, structure, landscaping, hedges, shall be performed/installed without advance Board approval. No structural changes or alterations are permitted without advance Board permission.  

 

Is there sub-metering of utilities? 

Unit water is sub-metered.  

 

Are there any unusual maintenance items? 

 

Are there any bulk utilities included in the common expenses? 

 

Is there private waste pickup? 

There is City of Guelph tote collection. All unit waste must be taken to the outdoor garbage enclosure. No bulky waste items are to be left in the garbage enclosure.

Are there any smoking or cannabis restrictions? 

 

Is there any other important information to know? 

Hanging/drying of clothes is not permitted.
